Back to Basics: Why is Escrow Important and What Does an Escrow Company Do?

What is an Escrow Agent?
When any property or money changes hands, you, the buyer or seller, want to be sure that all of the terms of the sale have been fulfilled. A written document, money, or other valuables are delivered to a third party that is neutral and is known as an escrow agent or escrow holder during a transaction that involves one party selling, transferring, or leasing real or personal property with another party. This third party retains the assets for release when a certain occurrence or performance of a specific condition occurs.
Simply put, the escrow holder impartially executes the parties’ written instructions. This involves getting the monies and papers required to carry out those instructions, finishing or obtaining relevant paperwork, and managing the final delivery of all things to the right parties after the escrow has been successfully closed.
What Does the Escrow Agent Need?
The information required to complete the transaction must be sent to the escrow. The terms of the sale and any seller-assisted financing, tax records, title insurance policies, loan documents, and requests for payment for various services to be paid out of escrow money are a few examples.
It is the buyer’s or the buyer’s agent’s responsibility to make the necessary arrangements if the transaction depends on finding fresh financing. Before the transfer of property may happen, the escrow holder must have the paperwork for the new loan arrangement in their possession. An estate agent can assist in locating the right loan institutions.
When Can a Closing Be Done?
The closure can happen once all of the escrow’s instructions have been followed. All outstanding debts are now paid off, along with obligations like title insurance payments, real estate commissions, and termite inspection costs. Afterwards, in accordance with the escrow instructions, title to the property is transferred, and suitable title insurance is granted.
As personal checks and out-of-town checks might delay the completion of the transaction by days, payment of funds at the closing of escrow should be made in a manner that is acceptable to the escrow. Neighborhood Escrow has been providing escrow services for many years and provides a wealth of escrow resources if you have questions.
