He or she also ensures that all the requirements described by the Residential Purchase Agreement and Joint Escrow Instructions are met properly before closing.

How does it all work?

This process may include various duties such as ensuring that all instructions from parties are in accord, paying bills as authorized, responding to authorized requests from parties, and meticulously handing all funds and documents as instructed. Once this process has been completed successfully, the escrow officer will close the escrow and deliver the funds and documents to each appropriate party in the real estate transaction.
