The fundamentals of escrow
Escrow, in its most basic form, is a procedure that allows a neutral third party (the escrow firm) to store money and papers on behalf of all parties engaged in a real estate transaction. The buyer, seller, lender, and borrower are usually among these parties. The escrow company’s agent is in charge of following all of the parties’ directions. Before the transaction is completed, the escrow company’s representative ensures that all conditions outlined in the Residential Purchase Agreement and Joint Escrow Instructions are met.
Having an escrow agent is critical because it will provide you with peace of mind during your real estate transaction, regardless of who is involved. When you use an escrow agency, you can be certain that no money or property will change hands until all of the purchase conditions agreed upon by both parties have been satisfied in full and all instructions have been properly followed.
How is the amount of my escrow determined?
Now we’ll get to the meat of the matter: calculating your escrow amount. Neighborhood Escrow, your escrow firm, will estimate how much your taxes and insurance payments will be over the following 12 months. Your loan closing paperwork, taxing authorities, and insurance provider will determine this amount. Then we’ll multiply that by 12 to arrive at your monthly mortgage payment. We’ll figure out if your account keeps the needed minimum balance throughout the year, or if your payment has to be modified to keep your account balanced.
