At Neighborhood Escrow, we strive to be completely transparent when sharing information about our services, as well as throughout the escrow process. As a part of this effort, we’d like to take the time now to explain our fees. Our escrow fees schedule (refinances) consists of the following:

  • $795 (includes in-house notary, courier fees, and 1 payoff demand statement)
  • $50 for any additional payoff demand statement
  • $75 document fee (if applicable)
  • $50 debt payoff fee (per debt, if applicable)

Our escrow fees schedule includes:

  • Buyer and seller base fee = $250 + $2.00 per thousand of the sales price, minimum escrow fee is $795
  • Loan tie-in fee = $395 to buyer (includes in-house notary)
  • Document fee = $100 to buyer
  • Delivery fee = $75 to buyer (if applicable)
  • Document fee = $85 (Quitclaim Deed, Power of Attorney, if applicable)
  • Demand fee = $50 to seller for each demand (if applicable)
  • Wire fee = $30 to seller (if applicable)
  • Exchange tie-in fee = $150 (to party doing the exchange, if applicable)
  • Note and deeds of trust = $150 to each buyer and seller (if applicable)
  • Notary fee = $150 to seller only (if applicable
  • Debt payoff fee = $50 (per debt, if applicable)
  • Processing 593 for seller withholding = $45 (if applicable)

Do I really need an escrow?

After reviewing these fees, you may be wondering to yourself, do I really need to use an escrow? Can’t I just handle the escrow process on my own? We don’t recommend doing that. Using an escrow provides you with immeasurable peace of mind throughout your real estate transaction. You’ll be able to rest assured that no money or property will change hands until all the purchasing conditions that all parties have agrees to have been met, and all instructions have been followed.
