Plenty of people have never conducted a real estate transaction before, and if you’re in that group, there’s no need to be embarrassed. We’re always glad to answer even the simplest questions, starting with the most obvious one, “what is escrow?” Basically, escrow is a process that allows the escrow company to hold money and documents on behalf of all parties participating in a real estate transaction (buyer, seller, lender, and borrower, usually). The escrow company’s agent carefully follows all instructions provided by these parties and makes sure all requirements described in the Residential Purchase Agreement and Joint Escrow Instructions are carried out and met perfectly before closing.
Why do I need to work with an escrow agent?
To put it simplest, working with an escrow agent will make your life easier and help you sleep better. You’ll be able to rest assured that no money or property will change hands until all the purchasing conditions that all parties have agreed upon have been met and all instructions have been followed dutifully.
